Add a new guild perk that decreases build time, say by 20%. Fund with grog (like the way the pyramids builders were paid). Maybe call it a carpentry shop. Since builds at higher levels are very long, It could either apply only if active when you start the build, or it could be different than the other perks in that it accelerates the build when active but then when it goes into cool down build slows to regular speed.
